I would have signed better contracts - for an important project I did not take care of the copyright transfer, which sort of tied my hands a few months later.
Contracts are signed for bad times - such a valuable lesson learned from this situation. ;)

We are working on a platform that will allow short-term investments (from $100) in real estate flips. The whole cycle (purchase-renovation-sale) lasts from 3 to 9 months, the expected return for this period, is from 5 to 20% + all the capital invested.

I work in one of the biggest consulting companies in real estate sector. 95% of Tenants I spoke with have the same problem: how to bring employees to the office again. I don't want to get in detail, however this is real thing and I heard (in EU) some legislation works are in process to be implemented, which will make people come to office more often.

If you want to raise funds - yes, definitely. You need to have in-house ability to build the product, pivot, move fast etc. With this approach, commitment is important, which I feel comes from the number of shares. To explain: you find a grat co founder = he/she gets shares. You find and hire a CTO = she/he has to get the right amount of shares to be involved.

As a consultant, I can only answer in one way: it depends. ;) If your product is one of the best ideas and brings real value, then hold off as long as possible before raising funds.
If it's just one idea among many, and it's sort of on the way to what you want to do ultimately, and a quick capital raise will allow you to:

It seems that I will not reinvent the America, nevertheless, for me these were:
1. good quality and quantity of sleep.

I suggest starting with friends and people you have worked with. You can also look on discussion groups. In my opinion, however, there is no perfect and best solution. Co-founder is a bit like marriage, there is no perfect method, but it is probably there somewhere! ;)
